The Village of Victoria Square, Hilton Head

Quietly nestled off Leg O’ Mutton Road in the middle of Hilton Head Island is a charming Victorian-style neighborhood called The Village of Victoria Square. With its understated elegance and family appeal, it is difficult to believe this neighborhood is just a short distance away from the hustle and bustle of Highway 278.

Comprised of 95 homes, The Village of Victoria Square lends itself to the notion of being a “small-town neighborhood with big-city charm.” Equipped with a pool, pool house, playground, and a lagoon that is “naturally stocked,” Victoria Square is welcoming to families of all ages. And, the fact that it is centrally located, close to shopping, dining, schools, and the beach, adds to the charm of this neighborhood.

According to resident Audrey Clayton, she and her husband David chose to call The Village of Victoria Square home because they knew they would some day want to have children. They were drawn to Victoria Square because it was a smaller neighborhood with streets less traveled than some of the other developments they toured. Now parents to daughter Mya, Audrey and David feel they made the perfect choice for their family. Audrey reported that Mya enjoys lots of friends her own age in the neighborhood, and that they all “feel like one big family.” Audrey laughingly said that since all of the neighbors are like family, it’s not uncommon for families to share each other’s toys and play equipment. David added that he likes the fact that their “neighbors are all good friends.” He said it’s nice to find someone to talk to almost every time you step outside.

Property owners’ association President Kristine Cogen agreed. She said that while it is quiet and private, the residents are friendly and really “make an effort to get to know one another.” She attributes part of this to the fact that about 80% of homes are owner-occupied. Kristine proudly stated they have just released their first newsletter and plan to do it several times a year, on an as-needed basis. Now that the last home has recently been completed, a new property management company has been hired and things are now in the hands of the owners. Kristine said this is an exciting milestone for all of the residents.

Kristine also said that she always feels safe in her neighborhood. She loves to walk her dog, and she is glad not to have to worry about safety issues while they are out and about.

She also added that there are lots of other people around when she is outside, and this is a great way to meet her neighbors and make new friends. She is also excited about the nearby walking/biking path created by the Town of Hilton Head.

The price range for a home in The Village of Victoria Square is $300,000 to $400,000. Since the last home site has been built on, homes in this neighborhood are now available only through re-sale opportunities. Many local realtors offer information regarding available homes.

These homes, which reflect a “Charleston-style” layout, boast an abundance of porches. Many have unique feature-elevators. The Claytons say that while their home does not have an elevator, it has the elevator shaft, which has been turned into ample extra closet space. If they decide to sell their home in the future, adding an elevator wouldn’t be a huge challenge. And, either way, this would be a plus in the re-sale market, as huge closets are a bonus.

Kristine Cogen feels that Victoria Square is a well-planned community. There is an area for overnight guests to park their automobiles, located near the pool area. This keeps the streets from getting crowded with cars.

There is also a storage facility for residents to house their boat or extra automobile. It is located on the property, yet out of eyesight. The little extra touches like these have gone a long way to making the neighborhood “homey” for the residents.

The Village of Victoria Square is a quietly elegant and family-friendly community nestled away from the hectic pace of day-to-day life and busy streets, yet just a stone’s throw away from numerous activities, amenities and necessities.

It encompasses the graceful Southern charm of yesteryear while embracing the modern conveniences of today’s world, for today’s discriminating homeowner.
