Hampton Lake, Bluffton

When John Reed decided to offer a new community to the Lowcountry, he thought it was going to be a golf community. After reevaluating the market and wish lists of his best prospects and buyers, he nixed the golf community idea (although golf memberships to either Berkeley Hall or Hampton Hall are available to Hampton Lake residents). Instead, he opted to offer a 165-acre lake, making Hampton Lake the first opportunity for folks in our area to enjoy freshwater lakeside living.

Hampton Lake is a private, gated community spanning 955 acres. The neighborhood is home to 340 acres of picturesque hardwood wetlands. Hampton Lake features approximately 900 homesites with four different home products. There will be Villa homes, Carriage homes, Cottage homes, and Coach homes, along with a number of “Idea Homes,” created by area custom builders. Home models will open later this spring.

Hampton Lake’s waterfront home sites begin in the $300s, home sites bordering the woodland preserve begin in the $180s, home sites and homes in a “combined package” begin in the mid-$300s, and individual custom homes begin in the $500s.

John Reed’s vision for Hampton Lake was to create a warm, wonderful community where neighbors become friends, and where everyone can enjoy the “good life” at the fabulous amenity village called Lakeside. The Director of Fun will keep things lively with a host of activities to enjoy all year.

The Lakehouse is located in the “heart” of the amenity village at Hampton Lake. It is home to Backwater Bill’s Restaurant, a unique indoor-outdoor gathering place. Backwater Bill’s motto is “It’s not your daddy’s club!” clearly indicating that while it’s an exceptional dining destination, it offers a relaxed, welcoming atmosphere.

You can stay in great shape at Fitness Central, a state-of-the art facility, and enjoy a wide range of special treatments at the full-service spa. The focus is on health and wellness. Residents can get a personal evaluation and training, take a yoga or Pilates class, work out in the cardio room, swim in the hydro jet pool, or enjoy a treat at the Smoothie Bar.

Hampton Lake features two pools. There is a Cool Pool for adults only, Adventure Lagoon, which is family-friendly, has a central island and a lazy river. The charming kids’ area, called Shrimp’s Puddle, will be full of squirting pelicans, bubblers, and other “wet and wild adventures” this summer. For tots who prefer to stay dry, there is Shrimp’s Place, home to a huge state-of-the-art playground.

Sandi Point is one more waterside option where families can relax along a beach area under the sun. And the Outpost, a stunning campsite, will welcome campers old and young alike to reconnect with nature and pitch their tents under the stars.

Doc’s Boathouse will offer residents and guests the option to rent deck boats, kayaks and canoes as they explore the community’s waterways or blueways. The Tackle Box has lures, bait, and sunscreen for the perfect day on the lake. And Mother’s Nature’s displays will feature authentic examples of the area’s ecosystem.

Hampton Lake is a no-wake zone, home to “environmentally friendly, quiet watercraft;” boats up to twenty-two feet in length, with a boat motor size up to 25 hp. Smaller boats must have smaller engines (10-15 hp for boats 17-19 feet in length). All gas engines must be four-cycle.

Hampton Lake is destined to be a premier fishing destination for fishing enthusiasts of all ages. Hampton Lake’s lake design consultants Don Keller and Barry Smith, of American Sport Fish Hatcerhy, have designed projects for Disney World, and Presidents George W. Bush and Jimmy Carter. Tiger Bass, hybrid Striped Bass, Copper-Nose Blue Gill, and Shellcracker can be found in abundance at Hampton Lake. There is even a special “fishing hole” for kids at Lakeside, aptly called Tadpole’s.

Just for pets, Dogpaddle Park is a place where four-footed residents and guests can get back to nature. This pet oriented playground will allow humans and their pets to connect not only with each other, but with other animal lovers, as well.
